Building code violations — whether it's unpermitted work, structural issues, or municipal citations — make most sellers panic. They think no one will buy the property, or that they have to fix everything before listing. That's not always true. Depending on the violation type, your equity position, and the local buyer pool, there are multiple paths forward. I've sold properties with open violations in Dutchess and Putnam Counties and know how to price, disclose, and market them correctly.
